What is the difference between you and a "stager"?
A lot. We provide the same valuable service as stagers, plus first evaluate how it can best be sold for market value or why it is not selling. With extensive marketing experience in leading major corporations into success and an award winning design background, we approach it from a marketing stand point. We know what sells and how to get it there.
We have university degrees in art and design, as well as training in sell-help.
We can take care of everything marketing-wise to cosmetically about the property; from the exterior landscaping to painting and repairs, to fully staging it; as little or as much as it takes for the least amount of money.
We see your property from a buyers' point of view; from what they see when parking their car to approach the property (curb appeal) to the feeling they get when entering your home (the "Wow!" factor) to the feeling they have when they leave. We take the whole picture into account and make sure that they won't leave saying, "If it had only been for that one thing..."

What do you mean Sell-Helping is a "collaboration"?
Sell-Helping is not merely "a service we provide to you", but a collaboration between the home owner, the agent (if applicable) and us. We sit down and figure out how to sell the house most effectively. You have the option of doing part of the Sell-Help to help keep the cost down.

But I don't have a million dollar mansion!
Regardless of its current value, whether it is a small studio apartment, a country home, a chic downtown loft, a million dollar mansion, a smallish office, or a large commercial property;
whether it doesn't have a stick of furniture in it, or it is fully furnished and decorated;
whether it is valued at $5,000 or $50,000,000 any property could benefit.

Can you help everyone?
No. Your property may not need any sell-help. (Then again, the sell-help changes needed might be so minor that it is not worth your money to have us come out. In that case we will let you know, and instead give you some suggestions - FREE - via e-mail, that you could easily and quickly do yourself.)

I can't see how it is worth it.
The fee for sell-helping give such a large return that you might not be able to afford NOT using us.
Unless you are selling to a relative or a good friend, do you really want to give away equity in your property to someone else? Unless you present your property in the best light, this is exactly what you will be doing.
Regarding cosmetic work: Don't make the mistake of thinking "This is so minor that the buyers can easily fix this", or "I'll just include a painting allowance, so they can repaint this room", or "I'll move this/repair this/change this after the home is sold. No use doing it now.", or "It's just a little dust."! With every single little thing you leave unpainted, unrepaired, unfurnished, filled with memorabilia, or decorated in a certain theme, you lower the value of your home in the buyers' eyes. You miss out on a financial opportunity to receive money that is technically yours.
By leaving the wall color purple and covering up the windows you are missing an opportunity to show the light, airy feel of the room.
By not paying attention to the plants, leaving astroturf and a couple of white plastic chairs on the patio-as comfortable as they may be-instead of turning it into a relaxing sanctuary, you are missing a major opportunity of potentially creating your home's major selling point.
By having your home furnished in a formal Victorian style, when the exterior looks sleek and modern, you are missing the opportunity to capture the buyers when they walk in. The buyers were attracted by the exterior and they expected the interior to match.

This is one of the smartest investments you can ever make; with the highest dividends of anywhere from a few thousand dollars to hundreds of thousands (depending on your home and the changes made). If someone said you would make thousands of dollars from an investment of a few hundred, and tens of thousands of dollars from an investment of a couple of thousand, wouldn't you?
Keep in mind that designing your property is most often fully tax-deductible. Ask your accountant for details.

My property looks just fine.
When attracting home buyers it is unfortunately not about how your nice your personal taste is. You could be Nate Burgess of Oprah fame or Candice Olsen of HGTV's "Divine Design". In fact, it is about de-personalizing and "neutralizing" your space, in order to enable buyers to see themselves owning it.
It is almost impossible to be objective about your own property. A good design professional will give you a fresh perspective; see your space through the buyers' eyes. S/he will also have the ability, which an estimated 90% of potential home buyers don't have: to fully visualize the finished look. S/he will be able to suggest, or implement, the changes needed to bring out your property's "full sell potential".

Having someone come into my home and tell me what to do with it feels a little invasive
We completely understand that. Having a stranger change, or even talk about changing, your intimate space can be unnerving. A good designer understands and respects this, and will do everything s/he can to ease your mind.
We guarantee that we will always treat you and your home with the same respect we would like to receive.

How long do your services take?
An Evaluation takes a few hours. We gather information from you (and your realtor) in addition to touring the property, taking notes and photographs. (After that we spend a few hours in the office brainstorming, designing, researching prices, and putting together a sell-help quote for you.)
The time of performing the Sell-Help completely depends on what is being done; it can take from a few hours for a redesign or working with th realtor change the marketing tactic up to a few weeks for extensive work, such as landscaping, minor remodeling, painting, staging, etc. Most properties mainly require organizing, rearranging of existing furniture, removing some and adding some decor and often repainting. This can be achieved in a relatively short amount of time.

How much do your services cost?
We only do what is needed and keep the costs low. Evaluations start at $499 (and most are exactly that price). The Sell-Help costs are based on the work to be performed on the property. You will receive an all-inclusive quote for this, and there are never any "add-ons" or "surprises". We are considerably more "cost-efficient" than most any decorator you will find and definitely charge less than most any designer, in addition to being "all-inclusive".
